Staging an Awkward Layout

Our latest staging project presented a bit of a challenge as the 950 sq foot condo’s living/dining area were a little tricky.  The bar/living/dining room space were all one room with the fireplace directly in the middle.  It was difficult for potential buyers to visualize how their furniture would fit in the space.  By carefully selecting furniture to compliment the space, we transformed it from awkward to wow!

We opted to place the dining area in this nook.  It’s away from the kitchen but overlooks the incredible pool area.  It also lends a more formal dining room feel.

Sweater Knit Pillow

I was in Pottery Barn the other day and came across some gorgeous sweater pillows, priced a little high for my next staging project budget!  I love the look of sweater pillows but as usual, I must stick to my budget.  I left the store and went straight to goodwill hoping to find some sweaters that could be made into pillows.  To my surprise there were many to pick from and in great condition!  I bought 3, came home and immediately looked up some ideas on “how-to.”  As usual, I found a great tutorial on one of my favorite blogs – http://www.thefarmersnest.com/p/diy.html  I used the same tools to draw out the pattern (ruler and sharpie), it took about 10 minutes per pillow and here are the results.  Oh and here is a great idea – keep the arms to use as leggings when wearing your boots!

Here are the sweaters I found, all for around 4.00 each, sorry about picture quality.  Some of the pics look like the sweaters are stained but they were not, all were free of stains and snags, really good condition.

Partial staging – Edmonds, WA

 

 

We were recently asked to stage a vacant home in Edmonds, WA.  The large beautiful home included vaulted ceilings, finished basement, gorgeous view of Puget Sound,  and mother-in-law apartment, however, presented very cold and uninviting. By staging key areas; living, dining, kitchen, great room, and master, it received an offer in less than 3 weeks.

Staging A Large Vacant Home

We recently staged this large, beautifully crafted home with gorgeous finishes.  Even though the home is beautiful and offers everything someone would want in their dream home, a vacant home lacks warmth and life.  Buyers purchase homes based on an emotional connection which is tough to get from a large empty house, regardless of how exquisite it is!  By placing furniture, accessories, artwork, and greenery, we have given the home life and set a scene of how wonderful it would be to live here.
